How to Optimize NACA Loan

I've been in the NACA process for a few years now and I'm getting ready to purchase. I'm in the DMV area and have always wanted to buy a multifamily but most of them are out of budget and the ones I can afford are generally in worse neighborhoods(Deanwood, anacostia, congress heights, etc…) NACA gives amazing benefits which is why I wanted to use it in the fullest capacity to get something I wouldn't have otherwise been able to afford without it. But with rising costs and the desire to still have a decent quality of life, I'm not sure if that is the best option.

I would be able to potentially buy a townhome in a nicer neighborhood in the DMV but I would have to give up on my multifamily dreams. Any advice?
