What are some tips to protect yourself from other investors 'stealing your deals?' I've had two very decent opportunities that I've mentioned to various REI investors which had been on the market for a longer period. I brought these to others for assistance and they then have offers 5-7 days later. Thoughts? Suggestions?

I'm relatively new to the REI game and I'd love candid opinions on what I'm doing wrong.
