Still Learning & Not Buying (Passaic County NJ not Newark) - Costs of Mentorships

I have been listening to so many podcasts where "classes" are offered where you go at your own pace for pretty cheap. As always there is more to it. To further along your growth, mentorships (which I would love to have) are offered but for someone like me who is still trying to build an emergency fund and does not have much capital, these prices are astronomical! If I had $10,000-$20,000 I would be in the game already on some capacity and would not give it to someone else. How do I get someone to take me under their wing who is sincerely looking to help a newbie? I have found a local meetup group in Morris County which I think I am going to start going to in order to learn more. I have become obsessed with learning. It's podcasts all day at work, reading or on BP on my lunch hour, and a few you tube videos before bed.

I have chatted with a few people but at this current time, I am not ready to pull out equity out of my home, go to a private lender, etc. I am actually thinking about real estate school in the Spring just so I can further my knowledge with laws, rules etc.
