My Week in Bigger Pockets!

Good morning all!

This past week has been a blast! I haven't closed a deal, found a deal, or even spent a great amount of time on Real Estate. What I have done, however, is read, post, comment, take notes, listen to blogs and network with people on this wonderful website.

There is so much information on here, that it can be a little overwhelming at times, and of course, there are differing opinions on almost every subject in regards to Real Estate (except for the awesomeness of this site).

As newbies (for those who are), we have a tendancy to dive in head first without planning, having a clear vision and setting reasonable goals. I've done that many times in many different industries that I refuse to put the cart before the horse. That said, I also don't want to suffer from analysis paralysis! I am learning to move and consume, walk and digest, run and retain.

I still have some kinks to work out, one being my schedule (working midnights), two creating a marketing strategy in order to acquire leads, and three, making sure I ADD VALUE to those I may potentionally network with. Some things I have learned so far are:

  • There is no short cut in becoming successful
  • Knowledge is power
  • Lack of knowledge is expensive
  • Inactivity is the killer of all dreams
  • Excuses are the tools of the incompetent
  • Wholesaling isn't possible without a marketing plan and a budget
  • Integrity and character are EVERYTHING in this business
  • There are some great people on this site willing to mentor and partner with you
  • Your commitment must be greater than your risk of failure

The list could go on and on. I know that results will be the bi-product of the work/dedication/education I put in on a daily basis. What I would like to know is, (especially in the Phoenix market) what's the best way to acquire leads from motivated sellers? Do you use a script when talking with sellers? What tools are best for evalutating a potential deal?

I am looking forward to making many more connections and being someone who can ADD VALUE to both investors I find deals for and people who are looking to sell their homes/properties. My goal for June is to find and evaluate 10 legit deals, meet with 5 sellers, make 3 offers and hopefulyl close 1. As I gain more experience, confidence and knowledge I will adjust said goals.
