Recorder of Deeds Database

Sorry is this questions sounds dumb lol but I just found a city recorder of deeds database. It had trust, deed, tax lien, foreclosure, and so on in the database.. I guess I am having trouble on how this info will help me find properties.. I understand the foreclosure but I dont understand how seeing the trust or deed will help.. Again I dont want to sound dumb but im a little stuck! lol
