@Brie Schmidt  looking to do buy and holds for now. Would be open to doing a flip as well, whatever opportunity presents itself.

I currently have 2 condo's in Naperville (one of which I live in) but want to get into single family homes so cash flow isn't eaten up with HOA fees!!!

I am a newbie in Naperville as well! I have not yet bought my first place yet, still considering if I should do single family or more of a duplex. Any tips you have from your first couple investments would be so helpful. Thanks!

I have a few SFR in the Chicago suburbs too and am looking to buy 3-4 more this summer. Trying to figure out what/where is best. Good luck!

@Josh Mitchell  welcome. I am down the street from you near 75th and Ogden.  I've recently become a licensed agent and looking to get into buy and holds as well.

@Josh Bryan  I am in North Naperville area. It's a tough area to get a good deal in. Aurora is a better area to really gain some properties I'm coming to find.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
