How do you prevent having to pay if a buyer backs out last minute in a wholesale deal???

Is their any steps i should be taking to prevent this ???

You should never put it under contract unless you have the funds to buy if your buyer back out but here in Dallas wholesalers will put a ton of clauses in their contract, so they can screw the seller if anything goes south.
