Finding deals not listed on MLS

I am a newbie at investing and looking for multiplexes properties in Baltimore and Virginia area which could generate an income of $1200 - $1300/month. I am aiming to buy 1st buy and hold by end of this year and would like to stay under 100k budget with FHA financing

My question is; How do you go about finding an insider deal not listed on MLS in the market? Any ideas would be really appreciated?

Can any one a recommend a Investor friendly Realtor that is in Baltimore that knows about buy and hold properties. I am open to partnerships and assisting prospective investors in doing the groundwork they need.

1.   To find an investor friendly Realtor in your area Google Loopnet.   Its the largest commercial real estate website that I have found.   its free.   and you can search commercial properties in your area.   look for apartments that are listed on there and conctact the agents that are listing the.

2.  To find apartment complexes in your area you can go to listsource.   It a site where you can buy leads.   look for apartments complexes in your area.  

also, driving around can help you as well.    

when you want to look up owners of apartment complexes you can look them up in a free public search.
