  you got it.. that's how I bought 350 homes in 4 markets I went into the market and made the PM my partner.. No management fee.. no mark up on maintenance.. huge difference when your property manager also owns the asset and if one goes bad they share In the down side  instead of calling you for a cash call !! especially in the low end.

I am a firm believer that low end rentals are only appropriate for local investors or the set up you and I had.. Anyone else trying to do it from a far or from CA specifically is going to get killed over the long run
