WHAT TO HAVE FIRST

HI GUYS QUESTION WHAT SHOULD I HAVE FIRST, DEALING WITH WHOLESALING THE INVESTORS OR PROPERTIES UNDER CONTRACT?

You'll hear it both ways. On the one hand you'll hear to make sure you have prospective buyers before you put anything under contract. Then you'll hear others say that if you get a good enough deal under contract, the buyers will pop up. An advantage with having buyers first is you have a targeted list of properties you're looking for and you won't have to do as much marketing on the back-end for a buyer.

@Larry Hatten  Easy.  The buyer first, then just fill orders.  If you start with the property you're speculating and wasting time.  If you start with a buyer, and their criteria for properties, just find properties based on that criteria, pass all the info to your buyers before you lock it up (not the address, the important numbers...with $$$ in front), and when one bites you make your move to that deal.

@Larry Hatten  As @Joe Villeneuve  mentioned, find your buyers--at least some buyers--and find out what they are looking for.  That way you know what a deal is when you find it.  But don't take forever doing this.  Really, you should be able to do this in a few days.  You don't need a ton of buyers, just a few real buyers.  The hard part is finding a deal.  So get crackin' on both.

@Larry Hatten  The honest answer is both simultaneously. A ton of buyers are tire kickers who waste your time. You don't necessarily want to cater to the buying specifications of buyers if they fit this profile.
