Renting out my house

Well we did it. We rented out our house and moved into an apartment. Our plan is to live in it for a 1 year lease, then hopefully move into a multi unit. We will rent out the other unit(s) and live in the other apartment. Does anyone have another suggestion for getting into investing? I am learning slowly through reading and listening to the pod casts. My question is what financing should I look into for low to no money down (Brandon). I will eventually buy your book...But does anyone have a short answer to the best avenue for someone with smaller pockets? (Now at least). Thanks Dennis
