A question for both newbies and seasoned pros: What was the first major mistake you made as an RE investor, and what did you learn from it?

I paid cash for a condo with high HOA fees. I still have it and obviously it cash flows but it's not a great investment. I was anxious and saw something I could afford and jumped on it.
