Where can I obtain rent rolls, income, and expense statements for rental properties?

Hi!

I'm twenty years old and will be finishing my computer science degree. I've read a couple of finance books, taken an accounting class, and recently finished my first real estate book: The ABCs of Real Estate Investing.

The book mentioned some helpful tips in how I can make some calculations with property pro formas, but I don't know how I can obtain those. Someone told me that I won't be able to have access to those, but I could potentially see rent rolls and income and expense statements. Does anyone know where I can get real examples of these so I can practice my evaluations?
