Future investors game plan (good idea or bad?)

[size=12][/size] Hey everyone I’m 1 yr realtor/ lo looking to get into the investing side in a few years. I have a plan I’m working on and would appreciate some feedback.

I just started and LLC and am in the process of building up a serious credit profile to establish lines of credit. I figure to get the lines i need it will take about 2 years to get established. I have perfect personal credit which should help I'm thinking.

I plan on using those lines of credit to buy properties at auction. (This is the part I have no experience at all in). Currently am reading about how to look at liens and the obstacles they present, the foreclosure process, tenants, etc.

Once I have a property I’m looking at the Fix & Flip technique. Seems like everyone I know has a specific construction expertise.

List on the market with myself and hopefully turn a profit.

Throw in some rentals after awhile then look into commercial.

Hopefully I get some feedback from people who have taken this route and could lend some advice. I figure start learning now while I'm 21 and am letting my LLC season.
