Do we have any option to ask a tenant to leave early?

Hi,

I have a very motivated seller in Richmond (Houston) TX that I am working with and I think I can get the property for a very good price. The problem is this house is not good for rental and is for primary resident with a lake view. They have the property without any mortgage and is free and clear.

The seller lease the house in December for a year term.

This will be a very good flip, but I need to find a way to get the tenant out. I am meeting with them tomorrow morning and I will prepare a list of all available rentals around that area.

I want to see do I have any other options and what other people are suggesting to do.

You could offer the tenants "cash for keys", essentially pay them to leave early before their lease is up.
