HELP - New Investor - First Duplex

Hello all,

I'm under contract with my first investment property. It's a duplex with existing tenants for sale by owner in Virginia. I know that I need to honor the existing contract. What information should I request from the current owner before closing? Things like, the current contract agreement, background information on the tenants, their income source, payment history, etc. Advice?
