wholesaling contract

Hello

I was wondering if anybody knows where I can get a wholesaling contract? Can I have a lawyer make them up? If I make one myself is there any clauses that need to be in there. I know it needs to be assainable and a clause to get out if the property doesnt sell. Any advice or guidance would be greatly appreciated. Thank you
