Is this a good way to aquire buy and holds?

Hello there,

I am a very new and hopeful RE investor.  This forum has been a great resource so far.

Here is the situation I am tossing around:

Currently living in a highly desirable neighborhood, thinking about renting this property for positive cash flow (based on similar comps).

Considering moving to a different nearby town which is eligible for a USDA loan (no down payment based on income). Into a new neighborhood where I am friends with the builder which woud provide considerable savings for a brand new home.

The plan would be to move after 2 years in the new community and rent this property or sell it for a decent pop based on discounts.

Is this worth pursuing?  Do new communitiy homes increase in value as more new homes are added?
