Looking for a mentor in philadelphia

Im a new investor beginning to pursue a future in wholesaling.  Realizing that there is a lot to learn to be taken seriously in this business and that books can only get you so far since markets and areas vary.  I am on a search to find an individual to shadow to get some on the job experience.  I am mainly concerned about building my skills at assessing the cost of rehabs.  I feel that with my lengthy history in the marketing and sales field, finding the deals and getting them to the right investor wouldn't be a problem for me.  But actually being able to know accurately what leads make sense is something i would like to have a strong grasp on so i  taken seriously and not wasting investors time.  If anyone has any advice or time to help a new bp member it would be greatly appreciated.
