Bad Home Inspection

I'm in the process of purchasing a duplex with 3 beds rooms each. The repairs seem extensive including bad insulation, minor roof repairs, faulty structure, floors are uneven (home is a little over 100 years old) galvanized pipes, old water heaters, among other among issues. 

Should I walk away or since I do have a contingency and these repairs seem well over $3000. 

Would 203k be a viable option? 

Just looking for honest views.
