Need Advice Buying my Neighbor's Townhome

Hello,

I'm a big fan of biggerpocket podcast. This is my first post. 

I've lived in my townhome for over 5 years (great are great community) and my next door neighbor plans to sell her townhome in the near future. She's owned her home for over 20 years with an original purchase price around $250k. The current market value as-is is approx. $475k. Renovated- current market rents are approx. $3,000, and current market sales are $520k. I told her I'm a potential buyer, however I could use some advice on creative seller financing options and/or investment strategies. Whatever you can provide is greatly appreciated.
