Forget the Gurus - Get Paid to Learn Real Estate Investing!

DO NOT PAY ANY REAL ESTATE GURU when you can get PAID to learn real estate investing. I know that seems far fetched but read on and learn a simple technique you can use to get paid while learning real estate.

Here's the technique: APPROACH and PERSUADE a BIG real estate investor in your community to have you WORK for him in exchange for a commission or share of the profits that YOU deliver. If and when you are able to deliver, you get paid while you learn a great deal. 

To offset the risk in the mind of your potential mentor, tell him that you will even deposit $1,000 in his bank account and you get it back only if you deliver the goods (and of course, you get your profit share). If you don't deliver the goods at a pre-agreed deadline (e.g., 90 days), you lose that $1,000 "deposit". Of course, you need to protect yourself with a good Joint Venture Agreement (I can share you what I use, just PM me).

Why This Technique Works?

People are "selfish" by nature. Real estate investors - specially the experienced ones and ones who are very busy growing their real estate empire - will not mentor you for free. However, if you volunteer to work for him for FREE until you are able to make money for him, why will he say NO to that? Moreover, by giving him a $1,000 "deposit" which you can lose if you don't deliver, there's something in it for your mentor so he does not waste his time. Most people are not willing to put some "skin in the game". If you are willing to do so, you separate yourself from the rest of the "wannabee-investors" out there.

My Own Experience

I have been approached by a lot of people over the years for mentoring and I have turned a lot of them down. The ones I see succeed and really learn this business, are NOT the ones who pay the gurus (generally - there are of course exceptions) but those who put their time and effort in DOING the business. 

You learn more by doing vs. listening. If you don't agree, try learning how to ride a bike by listening to an audiobook on how to ride a bike :-)

Here are Some Real Life Examples:

@James Trautz was able to acquire 3 deals in a few months by working with me (vs. no deals when learning from the gurus)

@Elpidio Quiballo, @David Perez and @Jai Sookhakitch were able to do deals by working with me and learning by DOING deals. In fact, as of my last count, these 4 guys have helped me get 37 deals so they have made me money and I made them money.

These four guys learned real estate investing for FREE and in fact, it's better than free because they got PAID by doing so!

Now go and do the same!
