I keep hearing people talk about wholesaling, but dont really know anything about it. I wasnt interested in it, but if it helps me get the capital for my rental property sooner, than Im all for it. What does it entail? Do you have to have physically buy the place first? Any good readings to help explain into detail?

I started out finding deals for investors - bird dogging and wholesaling. If you can learn to find deals and put them together, you'll be very successful and people will start coming to you - not everyone knows and/or has the time to go out and look for deals. Some people have more money than time while others have more time than money. It's a very useful skill and a win/win situation for everyone. :)
