I am new to owning rental properties and could use some advice. A tenant in my fourplex has come down with liver disease and is having surgery next month. He has a rare blood type that prevented him from finding a donor quickly.His circumstances are truly life or death. He has not paid rent for the past two month and I am sensing a slippery slope. We have a property manager who runs everything for me. I feel he does a great job (which may sound a bit counterintuitive).

Just to give you an idea about the property... It is in a very small town close to the Gulf of Mexico where people are extremely laid back and reputation is very important. Everyone truly knows everyone. My point is forcing him to vacate just doesn't seem like an option given the climate of the town and also from a moral stand point it just feels wrong. Any creative ideas??? When does the time come to take action??? What type of action should I take???
