Real estate wholesaling in New Jersey

hello my name is Aquiles and very passionate about real estate and my ultimate goal is to become a real estate investor, with that being said I am young investor with very little capital so I was thinking about wholesaling short sales but I came across a video that said that it was illegal. So please if anybody can help with a little for information if it's illegal or if I still do it but the right way. Thank you guys !
