how to approach agents that may have good deals

@Ernest Sampson Definitely have a plan before you call them. And I recommend calling not emailing. If you tell them you are a REI looking for properties, many times their guard will go up immediately.

They will ask what area you are looking for, what price range you are looking for, your experience, etc.

In my experience letting them know that you are looking for a long term relationship with someone who knows the area like the back of their hand, where you can do multiple deals together, and also letting them know that any properties they bring you, you will relist with them once flipped (this part only applies to flipping) usually gets them interested enough to at least start sending you properties. They will probably put you on a drip campaign, which is fine, I personally dont like drips because I want agents to send me actual properties so that I dont have to sort through the bad ones because I work full time and dont have a lot of time to do that. If I wasnt working full time I would say bring on the drip campaigns! Good luck!

Hi @Ernest Sampson,

Welcome, I guess my answer depends on if you are looking at a specific property or if you are looking for stuff they will have in the future.

1) If it is for something they have listed, then just call and say "Hey I am interested in the house you have listed at 123 main street". Easy Peasy. The ball will start rolling and if it is still available they will set you up with a showing etc.

2) If you are looking for future listings and want them to call you when they see something, then try and be specific before you call. try and have a specific area/neighborhood/school district and number of units and price established. I know many times calls come in "I am looking for deals, If you get one can you call me?"

"Sure what are you looking for?, What price range, single family or multi family? Looking for more than 5 units? What towns"?

"Anything that's a deal just send it my way".

At that point there really isn't a whole lot I can do except send them every house everyday, which I won't do personally. If I have some criteria I can set up alerts for it and more importantly I can go out and actively hunt for them if it is in my farm area.

If I know you are looking for something within the town I am very familiar with, then I can send out an extra mailing for that area looking for listings because I have a buyer. I can get the word out to people I work with that I am looking for a 2-4 family within this district in one of the 3 subdivisions along XYZ road less than 120K. We will find it, it's what we do, may take a bit but if you know what you want we can get there. It's just really hard for "Any house that's a good deal in the Rochester area and surrounding suburbs that can maybe be gotten with financing from a seller or possibly a roof less than 10 years unless it is a really good one and it has to be 3 bedrooms each unless the price is really good, then I may go less or more. It should be rented out unless there are people who will pay more in which case maybe I will flip it to an owner occupy and possibly talk to someone else about going in on it".   :)
