Getting Started

Well after reading a few books and nearly every thread on this forum I think I am ready to get going. I found a purchase and sale agreement and an assignment contract that I think will work from somebody's internet site. If somebody who has some knowledge in contracts would like to look over these or even send me your own that you use, could you let me know and I will email them to you.

I also have a script to use on callers to see if they are motivated or not. I just started working on my buyers list. I put an ad on Craigslist and got a reply from a couple who are investors. Would it be a bad idea to put a false ad in a newspaper saying I have cheap properties looking for investors when I really don't just to get their numbers and ask what they are looking for? Well I look forward to hearing from you guys.
