Is house hacking possible in Houston?

Greetings,

I currently live in Houston and am new to REI. I have been entertaining the idea of house hacking, but after evaluating this strategy, the idea seems to make less and less sense for two reasons. First, there are very few multifamily units in desirable areas (inside or on the fringe of the 610 loop), and second, the few multifamily units that do exist are WAY too expensive for the numbers to even come close to making sense. Furthermore, one cannot even use economies of scale to an advantage, as these high priced multifamily units are only duplexes. The numbers start to make a bit more sense if you are paying high dollar for a four-unit structure, but duplexes simply don't work at their current price point of $300,000-$500,000.

I was just curious if any Houstonians have attempted this method and found success? Thanks for your time.
