I'm starting to build my direct mail campaign in Austin, Texas and wanted to ask if people are sending out direct mail to their entire farm areas or filtering homes based on specific indicators (pre-foreclosed, equity, rented, fsbo, etc...)? I wanted to target pre-foreclosed homes in my farm area but was only coming up with a list of about 20 homes. Would it be better to send out more mail in my farm area based on less specific parameters or should I expand my farm area to include more pre-foreclosed homes. Any specific parameters people are having luck with? Just wanted to get some opinions on this.
