All, I am about to get started in buy and hold rentals but I am wondering how other investors in Michigan set up their business? Do you need n LLC for each rental? Any help is greatly appreciated. Dan

Zach Ward you have received some good advice with the managing LLC. Just be careful that you don't layer it too much. Most banks won't sell to anything deeper than a 3 LLC layer (LLC owns the property and is managed by another LLC which is managed or owned by another LLC). The due diligence is too much effort.

There is a fine line between protecting yourself and causing problems on the acquisition side. Also, be careful with layering LLC's if you have different managers of them. I've seen problems when one party in a transaction needs 6 signatures in order to buy or sell and asset.
