My first rental

Hello all, I'm looking into buying my first rental property by putting %5 down on a small home around 100-125k range. Im a 21 year old student and still living at home so I think now would be a great time to jump into the business. I've crunched some numbers and it looks like I can make around $200-300 cash flow each month with about a $6000 down payment. I was just wondering if there were any suggestions or tips you may have for me. Should my first property be a rental? And how long of a term should I take out a mortgage for? .. I plan on having multiple rental properties in the future depending on how this venture goes. Thanks!
