Advice for newbies

Hello All, I hope I am posting this in the correct forum if not forgive me. I am posting this to get some solid advice from other successful investors! Myself an 2 other colleagues have put together 250k cash to get into real estate. There appears to be so many options out there, just want to make smart decisions as well as more $$. Not sure if it makes a difference but we are all 30-33 years old so plenty of time before retirement and all ok with higher risk investments. Open to any advice. Thank you much in advance!
