Help!! Some advice please

I have a rehabber on mylist who is almost done rehabbing 2 properties.The FMV is around 360k.He gets these properties so cheap, that he is dumping them for $220,000.I want a piece of this.He said that he will let me assign them.He will only put them under contract if I have an end buyer in place.If I dont have a contract on it, how do I find an end buyer without them going behind my back on the deal?Any help with this will be appreciated.Thanks.
