I am brand new and need some guidance. I found a very motivated seller out of state. I'm thinking of doing subject to financing and maybe offering a few $$$$ cash up front. What should I be asking this seller? What are some things I need to know to help determine if this is actually worth pursuing or just a motivated seller with no real room for gain?
