Ideas to invest and or leverage $100,000.00 cash in real estate

I'm just wrapping up on my first flip.  I should yield a little more than $100,000.00 and I want to reinvest back into another real estate deal.  What type of deals should I be looking for and is it too early to think commercial? Any advise is greatly appreciated.

$100k is awesome!  Hopefully you have factored in your silent partner in operation, the IRS.

Flippers will advise to buy another flip.  B&Her's (like me) will advise to buy and hold to not have to keep working forever at high tax rates.

In a rapidly appreciating, skinny cash-flow market like DC, I would think flipping may suit it best, but what are your goals?  Seeking deals and working to build capital?  Having some nice cash-flowing rentals with tax advantages?  Do share!
