Best areas for cash flow in IN, NV

I understand that there are good areas and bad areas for cash flow in each market. I am looking to invest in IN and NV.
Can anyone tell me which areas are good for cash flow in these two states?
I am looking to buy ready-to-rent (or minimum rehab) SFH, duplex and/or 4-plex.
