Ideal properties for a starter

Can anyone share thoughts on ideal starter properties? I'm in the NY area and it seems to make anything work out I'd have to look a few hours away from the city. I'm thinking about the Philadelphia or Rhode Island area and considering condos. Any insight would be much appreciated. Is it wiser to aim for lower cost condors or less expensive multifams?

Hi guys, really appreciate the feedback! I took a drive around the area during Memorial Day weekend and saw that there were a few multifams in the Blackstone and Wayland areas (hope I got the names right). Could you guys shed some light on the average rent and property tax for a two/three fam?
