mortgage banker pros and cons

I searched the forum for discussions on pros and cons of using a mortgage broker, and was left wanting. So I'm starting a new thread to ask all of you experienced investors. 

I used lending tree to find the mortgage when I purchased my house, and was happy with the experience, but feel like a relationship with a real live human (or multiple humans) might be a better route for my REI business since I will be doing this a lot.

Thoughts?

Recommendations for mortgage brokers or banks in Fort Worth, TX?

I am not a lender nor mortgage broker. But I have used both. My mortgage  broker is a small one, but she has access to great rates especially in regards to refinancing. Even my financial advisor (for a big bank) uses her. 

Relationship is everything in this business. Once you have a contact/lead with a local bank, that would be the next step. 

lending tree is a big broker so in their eyes, you're 1 of the other thousands of customers. Whereas when you deal with a smaller community bank, you are more valued.

If you don't get a lot of responses in this posting, I would post another one with a subject "looking for mortgage broker/banks" on another forum to get more leads. If not reach out to local seasoned investors and they should be able to provide you with some.
