Wholesale Contracts

Hello BP family, I'm new to wholesale and I have found a couple of properties that I would like to contact the owner about. They are both obviously vacant. My question is, what would a typical assignment contract include and what would be the best way to approach the owner? Meaning what should I say in the letter without making the owner skeptical and keep me protected in the deal as well. I am in Orlando Florida. Any suggestions would help. Thanks in advance!

Your questions are a little broad, but if you haven't already, check out this beginners guide to wholesaling.. http://www.biggerpockets.com/renewsblog/2015/01/31/ultimate-beginners-guide-real-estate-wholesaling-2/

It should answer a bunch of your questions or at least give you a better understanding. As far as not making the owner skeptical and protecting yourself, being honest and compassionate as well as direct will go a long way! Build a relationship first and foremost... it'll pay off later. For example, you may need to renegotiate your offer with the seller and they may be more willing to accept if they feel comfortable with you.
