Buy and Hold Strategy

I've been learning alot lately thanks to BP. I think I'm ready to make a move.

Here's my plan that I'm hoping BP can comment on...

I am looking to finance mostly turnkey duplex/triplex/fourplex with the intent to buy and hold for cash flow. I'm looking at cash flow properties of at least 1%. I will be putting the minimum amount down allowed by whatever bank lends me money. I'm hoping less than 5% down. I plan to live in one unit for at least 1 year and rent out the other units.

After a year me and my partner will go get another loan but it will be under her name, (we're not married). We will do the same here as with property 1.

Rinse and repeat until banks won't give us money anymore then start looking for creative financing. I'm shooting for 10 properties total in 10 years.

What am I missing? Can I speed up this process? What's a good strategy so that can I scale this?

How often can you apply for a "primary residence" loan with lower rates and little money down? If I could do this every six months,I could have 10 properties houses in 5 years.
