buying duplex / multi family units

Researching my home state of Florida in areas that support colleges or universities ....going through short sales ,and pre/forclosures. Would love to pick something up for 65 to 70% percent of market value based on surrounding comps and minor fixes as a criteria to rent for a minimal positive cash flow of 500.00 per month after all monthly carry costs!!! 

I do not want to say its a needle in a hay stack...it easy to walk away from bad numbers but a good deal is out there for me some ware... 

love to hear back from 1st timers

Dude, this is not 2011. You may find a needle in a haystack at 70% off market, but you will be dead by then. If you want to get rich, you may have to settle for 30-50% of ARV. You still make money, just have to do more deals. You may hit one out of the park once in a while, but most of the time it's a base hit. Get in the game, let's go.
