Contract for finding properties

I posted something on Craigslist for people to look for FSBO or distressed properties in the area. I offered a 1% selling price or $1000 finder fee, whichever is greater. Low and behold I got a response.

Of course the finder doesn't want to get screwed, so he's asked for a contract.

Does anyone have a template I can use?

Could be best to ask your local attorney. Just be a bit careful because different states have different laws about how to compensate - if at all - individuals helping you to sell your real estate. It can be a bit hairy here in Illinois as there is a case going on right now about this - I'm sure there are more but I know of at least one. Good Luck!!
