Comprehensive Due Diligence questionairre

Hi, my husband and I are just getting started in real estate investing. We are looking to buy and rehab homes in MA. We are currently doing our research and I came across this due diligence checklist from pytheas.net. I found it to be slightly overwhelming. I was thinking that some of these checklist items are performed by the title agent, inspector and surveyor. Would anyone care to help me out and let me know if all of these things are typically covered by the buyer in the acquisition phase or if this is all part of your teams due diligence? Any advice would be great!
