What should be my next move?

I am a 31 year old single male living on the MS Gulf Coast. I am a full-time Realtor as well. I am very eager and willing to begin real estate investing and leaning towards a multi-unit as my first move. 2-4 units. I also have about $30,000 in debt and I'm renting. I would really like to own vs rent and put off debt. But I don't want to keep delaying my entry into real estate investing. Any suggestions on the best next move?
