Beginner in St.Louis looking to bird-dog for seasoned investors

Hi! I've been interested in getting into real estate investment for a long time but just decided to make the leap. Total novice but a quick study and willing to learn from folks who have experience sucess fully in the St. Louis area. DEREK - I am a Hard Money Lender and also a rental owner.  I am invested in KC right now but the St L market is similar.  If you are looking to find a FLIP or 2, I have been working deals where I provide the hard money and the "Bird Dogger" obviously finds the property and works up the rehab budget etc.  There are some good templates for the rehab budgeting in BP's forms section.  

After the FLIP, we share in the profit, but you get the lion's share for doing the legwork and supervising the rehab.  Just some thoughts.  If you find something interesting, feel free to run it by me.  :-)
