wholesaling in South Florida

Hello BP family, I have a couple of questions to ask about the wholesaling process. I am a real estate agent in South Florida. I have been trying to start my journey as a wholesaler. I am mainly targeting pre-foreclosure properties, for now. I am getting my mail outs ready to be sent this week. 1. Once I get an appointment with a motivated seller, what type of contract/ agreement do I bring with me to have the off market property under my control? (agreement between seller and I.) 2. What is a good time frame to have this agreement with the seller before I find an investor to assign the contract? 3. As a real estate agent, do I need to disclose that I am a realtor to seller? 4. What other ways can I find motivated sellers? Thank you. E
