Where to find rental property brochure proformas?

Can anyone please explain to me how a RE investor typically goes about obtaining rental property brochure proformas for properties within their market of interest? I'm trying to start practicing property evaluation and would like to know where to find these types of brochures that would have things like a unit mix and rent schedule table in them. Thanks!

Zillow, redfin (if available), trulia. I would start with the obvious places. If you are looking for commercial then loopnet. Keep it simple in the beginning and get used to the numbers and how to analyze them.
