Advice on getting first rental

New investor here. Straight out of college and now working in the Erie PA area making 50-60k. The area has a low standard of living and my parents already own a rental for college kids. I'm looking to get into the business and I'm curious what the best path to take would be starting out and obtaining my first property. Obviously I have help from family but I want to do this myself! Any advice would be appreciated :)

P.S. don't want to do the first time home buyer thing because of PMI insurance
