Small multifamily house hacking in DFW possible right now?

I've been watching the MLS for small multi family homes between 150 and 300 in Dallas, Fort Worth and surrounding. My plan was to get my feet wet in investing by living in one side and renting out the other. Seems like anything worth buying is going fast. Should I just hang this idea up for now and go for turnkey instead?
