17k settlement on a 57k house

Real quick like the tittle says I'm about to close on my first property in a couple of days. The property is worth 57k and my settlement is 17.1k This is more then what I was expecting but I wanted to see what you guys think. If possible can you guys share some of your deals so I can have examples to put them into perspective?

30% down is a high percentage, but ultimately not a high dollar amount. What are your plans and goals? Do you want to turn this into a rental, flip, etc. In order to provide any kind of opinion, a little more information is needed.
